Home size, and single versus double wide

Size drives pier count, and pier count drives labor. A single wide has two main frame rails and a comparatively simple support grid. A double wide adds the marriage line where the two halves meet, which carries substantial load and needs its own row of piers. Correcting a double wide means bringing two joined sections back into the same plane, which is more measurement, more lifting points and more verification. Triple sections extend that further.

Pier count and pier condition

This is usually the largest variable. Scope increases as conditions worsen.

  • Piers that are sound and plumb but have lost contact need a lift and reshim, the lightest scope.
  • Piers with compressed or missing shims but intact stacks and pads are close behind.
  • Leaning stacks, cracked or spalled block, or pads pressed into soil mean piers get rebuilt.

Drainage and site correction

If runoff is actively washing soil from beside a footing, or roof water discharges next to the skirting, correcting that is part of a durable repair rather than an optional extra. Skipping it means paying for the same pier twice.

Consequential repairs

Support correction comes first, cosmetics second. Drywall, ceiling seams, trim, door and window adjustment, and plumbing that lost its pitch are separate work that follows the lift. Whether a homeowner wants those handled at the same time affects total scope.
