Older Mobile Homes: Decades on the Same Piers
Short answer: on an older manufactured home, the failure is almost never a collapse. It is thirty years of movements too small to notice, each one shifting load off one pier and onto its neighbors. Shims and small footing pads fail first, then block stacks lean and crack, then anchors lose tension, and the accumulated result shows up inside as sloping floors, doors that will not latch and cracks where walls meet ceilings.
What thirty years of small movements add up to
Imagine a pier that settles the thickness of a coin every couple of years. Nobody would ever notice that. Over three decades it becomes a substantial gap between the top of the pier and the steel frame it was meant to support. That pier still stands upright, still looks correct, and carries nothing at all.
The load it used to carry did not disappear. It transferred to the piers on either side, which are now carrying more than they were placed to carry, so they press further into their own soil. That accelerates the process. Meanwhile the steel frame spans the unsupported gap, and steel deflects. A hallway floor over that span begins to slope, then to flex underfoot.
This is why older homes so often present with symptoms that seem out of proportion to anything visible in the crawl space. There is no collapsed pier to point at. There is a pattern of piers no longer bearing, and a frame that has been quietly bending around it.
What fails first on an older home
Shims
Shims are the sacrificial part of the system and they fail first almost every time. Wood shims in a damp, shaded East Texas crawl space compress, split, rot and eventually drop out. A shim lying on the ground is the single clearest sign a homeowner can find without any tools.
Footing pads
Older placements often used smaller pads than current practice, sized for ground that was assumed to be firm. In sandy loam that softens seasonally, and near Lake Livingston where the water table is shallow, a small pad concentrates load into soil that cannot hold it indefinitely. The pad presses into the soil, and each wet season leaves a little more permanent deformation.
Block stacks
Once a pad tips or soil moves out from under one edge, the block stack above it goes out of plumb. Out of plumb means load runs through the corner of a block rather than its full face, which is how cracking and spalling start. Constant crawl space moisture accelerates deterioration at the base of a stack.
Anchors and straps
As the home settles, straps that were tensioned decades ago go slack. Anchors set in sandy soil can lift over time, especially where soil saturates seasonally. Steel in a permanently humid environment corrodes, and surface rust eventually becomes actual section loss on a strap or a shaft. The system can look present and be doing very little.
Skirting
Skirting has almost no tolerance for movement, so it reports settlement early. It buckles on the compressing side and opens a gap at the ground on the settling side. Ground contact rots wood based material and corrodes the bottom edge of metal. Once a panel is broken, animals get in, and animals damage ducts and insulation.
Everything the movement touches
Doors, windows, cabinet doors, trim, drywall joints, ceiling seams and, on a double wide, the marriage line. Plumbing that was installed at a particular pitch can drain poorly once the frame has changed shape. These are consequences, not causes, which is why they come back if only the finishes get repaired.
How to inspect before calling anyone
A homeowner can gather most of what a contractor will want to know in half an hour, with a flashlight and a phone camera. Do not enter a crawl space with standing water, exposed wiring, visibly displaced piers or an unstable structure above. Looking from the access opening is enough for this exercise.
Inside the home
- Open and close every interior door. Note which bind, which will not latch, and which swing on their own.
- Operate every window. Note the ones that stick or show a new gap along an edge.
- Walk the full length of the home slowly and note where the floor slopes or flexes.
- Roll a marble or a round pencil on hard floors in several rooms and note the direction it travels.
- Look at every joint where an interior wall meets the ceiling and photograph any cracks.
- On a double wide, sight down the center line for a ridge, dip or ceiling separation.
Outside the home
- Walk the perimeter and photograph the skirting line at the ground on all four sides.
- Note gaps, buckled panels, rot, corrosion and any point where an animal could enter.
- Find each visible anchor and note how much shaft stands above the soil.
- Check whether straps are taut or hanging slack, and photograph any heavy rust.
- Look at where roof runoff lands. Water discharging beside the skirting is a known pier killer.
- Note low spots that hold water and any erosion channels crossing the lot.
At the crawl space access
- Shine a light along the pier lines and count any stacks that visibly lean.
- Look for shims on the ground and for daylight between a pier top and the frame.
- Note pads that have pressed into the soil or sit in a depression.
- Look for standing water, permanently damp soil and a torn or missing vapor barrier.
- Note hanging belly wrap, disconnected ducts and any smell suggesting a plumbing leak.
What to do with what you find
Write down the date and keep the photographs. A homeowner who can say which doors changed, which direction the floor slopes, where water stands and how many shims are on the ground gives a contractor a real head start, and gets a more useful inspection as a result. It also creates a baseline, which matters on an older home where the next few years of movement are the relevant question.
Resist the temptation to fix a symptom. Planing a door so it closes removes the evidence and does nothing about the cause. Patching a ceiling crack hides the measurement of how far things have moved.
